John and Donna Bailey
moved to Redmond, Washington
Home is sold. Baileywick Sailboat Charters company has been closed
All boats have been sold
Overview: In 1986, John and Donna built their beautiful waterfront
home in Lusby, MD. John is from Seattle and because our children and
grandchildren are now located in the Pacific Northwest the plan is to sell our
home and relocate to a continuing care retirement community in the Seattle area. This
webpage shows our home and the two sailboats we use in our
bareboat charter business [see Business below].
Home: Priced at $849,000.
This is below Comparative Market Analysis pricing by two
Realtors. On a per square foot basis, this home is $209 per sf compared to four
local waterfront homes sold between October 2008 and June 2009 with sold prices
between $230 - $298
per sf. We will pay 3 percent buyer's agent commission on selling price at
settlement.
The features of the home include:
 | A 4,054 sq ft western red cedar home beautifully situated on
a wooded 1.5 acre waterfront property on Leasons Cove only one mile by water
from Solomons harbor entrance at Patuxent River. The floating dock has 6' mean low water depth.
|
 | This home is in Harbor Light Beach, a private tidewater community. It
has an attached double garage with higher than standard doors for a van or pickup truck with cap. The upper
garage area is additional storage and work area totaling 648 sq ft. |
 | Main floor has the living room, kitchen, dining room, family room,
master bedroom with walk in closet, a bedroom/office with closet, two full baths and large
laundry/pantry/storage room with freezer. Cathedral ceilings throughout. All appliances are upgraded
and convey. |
 | Lower level has a living/family/media room with attached storage room,
two bedrooms, full bath, 2nd kitchen, dining area,
workshop/storage room, and a screened porch. The lower level would be ideal
as an extended family suite. |
 | Large closets and
extensive storage features give many options for hobby and business. |
 | Very efficient geothermal, zoned heat pump system results in low
electrical costs and no outside compressor noise. |
 | The property is bordered by a nature area frequented by blue heron,
snowy white egrets, osprey, and many other bird species. |
 | Two out buildings, one a 12' by 24' Mennonite built shed and the other
8' by 12', give
additional protected housing for hobby and tools. |
 | Landscaped with flowering crape myrtles, azaleas, etc. Lawn has a zoned automatic sprinkler system. |
 | Most shopping needs are only 4 miles away--close enough, but not too close
[Giant, Ace Hardware, many restaurants, Walgreens drugstore, etc.] |
 | Due to our downsizing in life style and living space, some furniture,
tools, and other items can be included. |
This is a special home! See the following photos

Leasons Cove with
6' mean low water. Three boats are shown docked [Niagara 35, Rainbow 24, and
SeaCat 21]. SeaCat was used for the picture. |
|
Easy access to the
dock by foot and vehicle. House lower level is 12 feet above mean high water
[exempt from flood insurance]. The season cycles through daffodils,
azaleas, and crepe myrtles. The lawn is an enjoyable half hour mow and has a
zoned sprinkler system. |

 |
| Living room [23'x19']
with hardwood floors has 2 built in bookcases & doors for access to the deck
are on both sides. Because the window grills are easily removed, if
your mood changes from traditional, you can quickly go modern. |
|
Upper level deck surrounds the living room with a
panoramic view of Leasons Cove. The hot tub is located on the very
private wooded up stream side. There are comfortable stairs near the
hot tub for
access to ground level . |
 |
|
 |
| Open plan
upstairs kitchen was upgraded
in 2007 with Corian counters and appliances [new double oven, ceramic
cook top, side-by-side refrigerator/freezer, dishwasher, and hot
tap]. Quality Quaker Maid 42" cabinets are deeper than most. |
|
Side-by-side refrigerator/freezer, microwave oven, double self
cleaning ovens with
convection mode, and ceramic cook top are included in this upgraded kitchen with
loads of storage space. |
 |
|
 |
| Dining room [14'x13'] is conveniently located
between the kitchen, family room, and the living room. |
|
Master bedroom [17'x16'] is on the nature area side.
Pleated shades that provide darkness for sleeping are not needed for
privacy. |
 |
|
 |
|
Combined pantry [with
freezer], laundry, storage room [23'x8'] is convenient to the kitchen.
Front loading washer and dryer are raised for comfortable
loading. Built-in laundry basket shelves are just beyond and hanging
space is on the right. |
|
Full apartment [grandmother/extended family]
is downstairs with bath, 2 bedrooms, and a recreation room with
direct connection to a large storage room and a ground level screened porch
[29'x11']. |
 |
|
 |
| Recreation
room [23'x18'] has a Vermont Castings wood burning controlled air
heating stove. The exterior 'Winter View' shows the
neatly stacked split oak for future use. |
|
Screened porch
[11'x29'] is a wonderful protected area for
projects. The contraption on the wall is actually a
rowing conversion kit for a laser sailboat that was sold. The kit is for sale! |
 |

 |
| Winter
View
[otherwise hard to see with summer leaves]
shows over
height double garage doors for van or pickup truck.
Note NW chain saw carvings of a heron, eagle, and osprey
on the walls. 648 sf win-dowed loft
above the garage is easy access from house or garage. |
|
Adjoining the property,
just up stream, is a community owned nature area frequented by
snowy white egrets, blue heron, osprey, ducks, and other birds.
This photo of the
egret and heron was at dusk from the living room deck. |

easy disposal of things like cartons. |
Buy the house and business, or just the house. It is a wonderful
home. Wonderful location, and in first class condition
Baileywick Company
Closed December 1, 2009
Business: We have significantly benefitted over the years by
having the bareboat sailboat charter fleet at our home dock. The Baileywick Company sailboat business
was established in December 1980 [www.baileywick.org].
There are currently two boats in the fleet, down from a high of eight in 1988.
With only two boats, the use of the internet, and email, the business is easily managed with little time involved.
Continuation of the business might make sense for a sailor wanting to have a
small retirement business and still actively sail. Browse the tabs in the header
above to get a good review of the Baileywick Company business. Some possibilities are:
 | Establish a new company with your identity. |
 | Continue use of internet and email communications for efficient
management as the Baileys have done. |
 | Our website will redirect customers and prospects to your new website.
The extensive email list provides efficient communication with current
and prospective customers. |
 | Our good reputation for customer service and well equipped and
maintained boats is a real asset. |
 | We consider Baileywick Company a good value at $20,000, however, we
will consider offers! This season is drawing to a close. Our current
customers want to continue sailing Segel and need to make plans for the 2010
season. Purchase of the company includes customer lists,
consultation on procedures, and website redirection.
